Where does the price data come from?
Every transaction shown is an official HDB resale record published on data.gov.sg, the Singapore government's open data portal. We don't use asking prices or listings — only completed, registered transactions.
How up to date are the prices?
Data is refreshed nightly. HDB records a resale when it's registered — typically a few weeks after the option is exercised — so the very newest deals on the ground may not appear yet.
Can I check prices for my exact block?
Yes. Search your street, then use the block and flat type filters — or type your block number with the street, like 828 Tampines. The median price, $psf and trend all update to match.
What does $psf mean?
Price per square foot: the resale price divided by floor area in square feet. It lets you compare flats of different sizes fairly — a smaller 4-room at a higher $psf can still cost less in total than a bigger one at a lower $psf.
Why is my neighbour's price different from these records?
Prices move with storey height, remaining lease, renovation and timing. Each row shows the storey range and remaining lease, so compare against units most similar to yours.
